3 Reasons You Should Test Your Commercial Property for Asbestos Before Putting It On the Market
Category: News , • March 26, 2022

Whether you’re ready to take advantage of the current real estate market and cash in on your property or you’re simply ready to hit the refresh button in a new location, one thing is for sure:

You need to make sure you’ve inspected your property from every angle before you sell.

What’s more, we encourage you to put an asbestos test on that to-do list while you go about readying your property. Here are three reasons why:

#1 — The Risk of Repairs

If there are repairs that you plan to undergo prior to putting your commercial property on the market, you must test for asbestos.

“Major repairs must be done only by a professional trained in methods for safely handling asbestos,” the Consumer Product Safety Commission (CPSC) explains. “Minor repairs should also be done by professionals since there is always a risk of exposure to fibers when asbestos is disturbed.”

This may involve any type of renovation that involves the following:

  • Drywall
  • Ceiling materials
  • Vinyl flooring
  • Pipe insulation
  • And more

#2 — Running Through Renovations

In some instances, property owners elect to complete renovations in an effort to increase their commercial building’s overall value before they put it on the market. Similar to repairs, however, renovations also require asbestos testing.

Of course, that begs the question: How should you define “renovation”?

“A renovation is altering a facility or one or more facility components in any way, including the stripping or removal of Regulated Asbestos Containing Materials (RACM) from a facility component,” according to the Florida Department of Environmental Protection (FLDEP). “A renovation could be, but is not limited to, any interior renovation or remodel not affecting load-supporting structural members or a roof replacement.”

#3 — Real Estate and Reliability

Here’s a fun fact for you: Asbestos is not banned in the U.S.

Moreover, if your commercial building was constructed prior to the 1980s, there is an increased chance that your property was built using a high volume of asbestos-containing materials (ACM).

Thus, if you have reason to believe that there is existing asbestos in your commercial property, it’s important to get ahead of buyer complaints or objections — not to mention the threat of legal complications — by scheduling an asbestos test.

That being said, you do not want to complete an asbestos test without professional help. Not only are DIY asbestos testing kits unreliable in terms of their results, but by completing a test for such hazardous materials by yourself, you risk exposure to asbestos fibers.
